Building Condition Assessment

Routine property inspections are a vital part of managing inherent risks in a homeowners or condo association. Ensuring timely and high-quality inspections increases the level of safety for the residents, lowers the risk of expensive repairs and costly lawsuits, and protects property values throughout the community.

Balconys

Report to include:

  • Floor Inspection

    • Balcony surface inspected for cracks

    • Balcony substrate tested for moisture

    • Balcony surface tested for slip resistance

  • Handrail Inspection

    • Handrail tested per OSHA requirements

    • Handrail anchorage inspected and tested

    • Handrail dimensions evaluated for OSHA compliance

Common Area Walkways

Report to include:

  • Surface check for areas of water intrusion

  • Surface check for cracks

  • Surface check for concrete spalling

Windows & Doors

Report to include:

  • Balcony Sliding Doors – overall condition

    • Operation of door

    • Door locking mechanism to meet manufacturer's warranty

    • Glass damage

    • Frame damage

    • Frame movement

    • Seal failure

    • Water/Air intrusion testing

  • Unit Entrance Doors – overall condition

    • Door coating assessment

      • Type I - door and frame show no signs of paint flaking and rust

      • Type II - door and frame show no signs of paint flaking, but show minor signs of rusting on the door frame and at the bottom door sweep

      • Type III - door and frame show signs of door paint flaking and rusting on the door frame and at the bottom door sweep.

      • Type IV – door replacement recommended

    • Operation of door

    • Security of door

  • Mechanical, Electrical, Stairway and Roof Doors – overall condition

  • Door coating assessment

    • Type I thru Type IV

    • Operation of door

    • Security of door

  • Windows – Fixed or operable

    • Operation of window

    • Water/Air intrusion testing

    • Perimeter sealant failure

    • Glass damage

    • Frame damage
