2 / Types of roofs

Types of roofs include Metal, Tile, Single Ply (PVC/TPO), Modified Bituminous, Fluid Applied

3 / Report to include:

  • Roof Membrane Condition

  • Roof Deck Moisture Survey and Leak Detection Report

    • In‐place roof system materials, condition, and deficiencies.

    • Installation errors, mechanical damages, other damages.

    • Identification of areas of wet roofing materials below the surface covering.

    • Identification of potential sources of water entry into the roof system and/or building envelope.

    • Testing Equipment – Tramex Deck Scanner, Roof/Wall Scanner, Tramex CMEX moisture probe meter, drone infrared thermal imaging

    • Testing according to ASTM D7954 methods

  • Substrate Testing

    • Perform sounding testing to determine if wall is sound with no substrate damage

  • Dry Coating Thickness Milage Testing

    • To determine if coating thickness exceeds allowable thickness for complete removal

  • Coating Pin Hole Testing

    • Examine the existing coating for pin holes to determine if existing coating is providing a waterproofing shield

  • Coating Adhesion Testing

    • Determines if poor substrate cleaning exist to prevent the coating from bonding to the substrate surface

    • Determine if proper surface profile was created to provide good coating bonding

    • Determine if inappropriate wetting of coating on the substrate exist

    • Check for insufficient crosslinking/uncured coating/over-cured of coating to existing coatings or substrate

  • Coating Water Absorption Resistance Testing

    • Determine if existing coating is providing a waterproofing membrane

  • Coating Pre-Wash Testing for Contaminants and Proper PH

    • New coating projects testing to ensure wall contaminants have been removed

    • Ensure existing coating PH meets manufacturer's requirements prior to application of additional coating

  • Sealant Inspection & Testing

    • All perimeter wall sealants are inspected to evaluate the performance of the sealant and to determine the effects of aging and weathering

    • Sealant pull test are performed to determine bonding for old and new applications

Doors & Windows

1 / Report to include:

  • Glass Fracture Inspections

    • Glass pane is inspected for breakage and/or delamination

  • Glass Glazing Inspection

    • Identifying defective glazing such as cracks, separation, and adherence that lead to water and air leaks

    • Identify scratches from wind borne debris

  • Frame Inspection

    • Inspect frames for damage or seam separation

    • Inspect frames for torque/warpage

  • Sliding Door Closure Testing

    • Test sliding door for proper lockage per manufacturer's requirements

  • Water/Air Infiltration Testing

    • Perform ASTM water test for leakage

    • Perform ASTM air test for leakage

    • Perform smoke testing for air infiltration

  • Sealant Testing

    • Perform ASTM testing for insulated glass
